All phases sold out from Meraas, so every buyer today is buying resale. We turned Dubai Land Department sales data into plain numbers, phase by phase, so you can judge the price before you view a single home.

Phase 1 at a glance

Phase 1 was sold mainly as plots, which owners then built independently, so homes differ widely and there is no standard like-for-like product. DLD shows 10 plot sales at a median AED 3.12M (about 10,013 sq ft plots) and 20 resales of built homes at a median AED 11M (about 5,105 sq ft built-up). Small sample: use it as context, not a price guide.

Median first registered sale (original price) and median genuine resale for 3-bed townhouses registered at under 3,000 sq ft, mostly the standard ~1,960 sq ft registration. Phase 2 and 3 resales are the last 12 months; Phases 4-8 are all resales on record. Later-phase townhouses have a different design and built-up area (2,700-3,400 sq ft in Meraas plans), so this compares the price of a townhouse in each phase, not identical homes. The Grand, the two-storey community mall anchored by Waitrose, opened in August 2026, with cafes, a nursery and a pharmacy, and American Hospital and a gym due in early 2027.

Rugby School opened its Nad Al Sheba campus with Aldar Education for the 2026-27 academic year, from nursery to secondary.

Around the homes: parks, pools, cycling and running tracks, yoga lawns, multi-sport courts and children's play areas, about 10 minutes from Downtown Dubai.

What is Nad Al Sheba Gardens?

Nad Al Sheba Gardens is a gated, freehold community of 3-bed townhouses and 4 to 7-bed villas by Meraas (Dubai Holding) in Nad Al Sheba, about 10 minutes from Downtown Dubai. It was released in phases, all of which have sold out with the developer, so homes now trade on the resale market. The Grand community mall (anchored by Waitrose) opened in August 2026 and a Rugby School campus opened in the 2026-27 academic year.

Can I still buy from the developer?

All released phases have sold out with Meraas, so buying in Nad Al Sheba Gardens today means buying a resale from an existing owner, including off-plan units in later phases. Our guide covers what owners originally paid and what resales are registering now, phase by phase.

How much did early buyers pay in Phase 2 and Phase 3?

The median first sale in Phase 2 was AED 4.33M and in Phase 3 AED 4.91M, across all home sizes. Prices vary a lot by size; see the price table on each phase page.

What are Nad Al Sheba Gardens resales selling for now?

Over the last 12 months, 3-bed townhouses resold at a median of AED 5.7M in Phase 2 and AED 5.15M in Phase 3; 3-bed semi-detached homes at about AED 6.5M; and 4-bed villas at about AED 12M. See the type tables on each phase page.

Is it a good investment?

In Phases 2 and 3, townhouse and semi-detached resales over the last year registered 35% to 53% above the median original price, and 4-bed villas 11% to 24% above. Not every resale gained: a few sold flat or lower. Past prices are not a guarantee. Tell us your goal and we will give you an honest view for a specific unit.

What about Phase 1?

Phase 1 was largely plots sold and built independently, so homes are not standardised. DLD shows 20 resales of built homes at a median AED 11M. Phases 2 and 3 are where like-for-like comparison is possible.

What is the potential for future growth in Nad Al Sheba Gardens?

Meraas raised its price phase by phase. A 3-bed townhouse first sold for a median of about AED 3.8M in Phases 2 and 3, AED 4.6M to 4.9M in Phases 4 to 8, and AED 5.9M to 6.2M in Phases 10 and 11. Phase 2 and 3 townhouses now resell around AED 5.2M to 5.7M, ready to move into, below what Meraas charged off-plan for the latest phases. That gap is history, not a forecast, and later designs are larger.

Is Nad Al Sheba Gardens the right fit for me?

It suits buyers who want a spacious, modern villa or townhouse with a garden in a gated, exclusive community close to Downtown Dubai, from 3-bed townhouses to large independent villas. If you need a beach, a metro or a ready-made school next door, ask us to compare other communities honestly.

What return could an investor expect?

Track record first: owners who resold in Phases 2 and 3 made a median of about 18% to 20% over roughly two years, around 9% to 11% a year, and 97% or more sold above what they paid (DLD unit ledgers, before fees). Add a gross rent of about 5% and the unlevered return has been roughly 15% a year; a mortgage magnifies it either way.
